WordPress vs Custom Website: How to Choose for Your UAE Business
What each option really involves, what it costs in Dubai and the wider UAE, and the situations where one of them is clearly the wrong call.
Almost every UAE business owner who needs a new website ends up asking the same question: WordPress vs custom website, which one should we pay for? Agencies in Dubai will give you different answers depending on what they sell. This guide sets out what each option really involves, what it costs in AED, how long it takes, and the situations where one is clearly the wrong choice.
10silicon builds both. Over 7+ years and 100+ projects we have delivered custom WordPress sites and custom web applications in Next.js and Laravel, so we have no reason to push you towards one or the other.
WordPress vs custom website: what each option really means
WordPress with a custom theme
WordPress is an open-source content management system that powers a large share of the web. When an agency offers to build you a WordPress site, the useful version of that offer is a custom theme designed for your brand, a small set of well-maintained plugins, and an editing experience your marketing team can use without calling a developer. The weak version is a purchased theme with a page builder and forty plugins, which is where most of WordPress's bad reputation comes from.
In practice a good WordPress build gives you a marketing site, a blog, lead forms, Arabic support through a translation plugin, and WooCommerce if you need a catalogue and checkout. The code that runs the site is shared with millions of other sites. That is both its strength and its main limitation.
A custom-coded site or web app
A custom site is written specifically for you, usually in a framework such as Next.js (React) or Laravel (PHP), with a database and hosting you control. Nothing is bolted on. Every feature, from a property search to a customer portal to a booking engine, is designed around your data and your workflow. Content editing is handled through a headless CMS or an admin panel built for your team.
The trade-off is simple. You are paying engineers to build what WordPress gives you for free, so it only makes sense when what you need is not something WordPress gives you for free.
The decision criteria that matter in the UAE
Most comparisons online are written for American small businesses. The UAE adds a few factors: bilingual content, right-to-left layout, payment gateways that work with local banks, and a market where much of your traffic arrives on a mid-range Android phone over mobile data. Here is how the two options compare on the criteria that come up in almost every discovery call we run.
| Criterion | WordPress (custom theme) | Custom site or web app |
|---|---|---|
| Upfront cost | Lower: roughly AED 7k to 30k for a business site | Higher: roughly AED 37k to 185k+ depending on scope |
| Timeline | 3 to 6 weeks | 6 to 16 weeks |
| Content editing | Excellent out of the box; marketing self-serves | Depends on the CMS chosen; must be designed in |
| Integrations (CRM, ERP, payments) | Plugins cover common tools; complex flows get fragile | Built to your exact systems and data |
| Performance | Good if disciplined; degrades with page builders | Very fast when built to a performance budget |
| Security | Needs constant updates; plugins are the weak point | Smaller attack surface; still needs patching |
| Scale and complex features | Fine for content; struggles with accounts and dashboards | Designed for roles, workflows and growth |
| Arabic and bilingual | Works with WPML or Polylang; needs an RTL-ready theme | Planned into the design system from day one |
| E-commerce | WooCommerce for small to mid catalogues | Custom checkout, or Shopify where a standard store fits |
| Maintenance | Monthly updates; cheap but constant | Less frequent; needs a developer when required |
Typical cost and timeline bands in the UAE
Prices vary with the agency and the scope, so treat these as indicative bands rather than quotes. They reflect what we see across the Dubai, Abu Dhabi and Sharjah market for work done to a professional standard, not the cheapest offer on a classifieds site.
- WordPress business site: USD 2,000 to 8,000 (about AED 7,000 to 30,000), delivered in three to six weeks. Covers design, a custom theme, up to around twenty pages, bilingual setup, forms and basic on-page SEO.
- Custom site or web app: USD 10,000 to 50,000+ (about AED 37,000 to 185,000+), delivered in six to sixteen weeks. Covers discovery, UX design, a custom front end and back end, integrations, testing and launch.
Two things push WordPress projects above the band: a large product catalogue with complex pricing, and integrations that need custom plugin development. Two things keep custom projects at the lower end: a tight written scope, and reusing standard components instead of designing everything from scratch. Our web development engagements start with a fixed-price first milestone so the band narrows before any code is written.
When WordPress is the wrong choice
WordPress is a content system. It is the wrong choice when the website is really a product. The warning signs are easy to spot in a requirements document.
- Users need to log in and see data that belongs only to them: tenant portals, agent dashboards, order history with live status.
- The site has to talk to your ERP, CRM or a government portal in both directions, in real time.
- You expect heavy concurrent traffic, for example a property listing site with live search and filters across tens of thousands of units.
- The business logic is specific to you: quoting engines, multi-step approvals, commission calculations, booking rules.
- You handle sensitive personal or financial data and your regulator or customers expect a defined security posture.
In those cases people often try to make WordPress work with a stack of plugins and custom code. The result is slower, harder to secure and more expensive to maintain than a custom build would have been. We have rebuilt several sites that started this way. If you are in real estate or running a marketplace, this is usually where you land.
When custom is overkill
The opposite mistake is just as common. A trading company, a clinic, a law firm or a restaurant group needs a site that explains what it does, ranks in Google UAE, loads fast on mobile and turns visitors into WhatsApp enquiries. Paying for a custom build here means paying engineers to recreate a CMS.
A rule of thumb: if the marketing team will change the site more often than developers will, and no page needs a user account, WordPress with a custom theme is almost always the right answer. The money you save is better spent on content, photography and SEO.
The hybrid option most growing companies end up with
You do not have to choose one for everything. A pattern we recommend often is a WordPress marketing site at yourcompany.ae and a custom application at app.yourcompany.ae or portal.yourcompany.ae. The marketing team owns the first; the engineering team owns the second. They share a design system so the customer sees one brand.
This keeps the public site cheap to run and easy to edit, while the application gets the architecture it needs. It also lets you start with WordPress today and add the custom part when the business case is proven, which is how many of our UAE clients sequence their spend. The same pattern works when the product is a mobile app rather than a web app, with the website doing the marketing and the app doing the work.
Maintenance realities nobody mentions in the quote
A WordPress site is never finished. Core, theme and plugins release updates most weeks, and an unpatched plugin is the most common way small business sites in the UAE get hacked. Budget for a monthly routine: updates applied on staging first, a backup, a security scan and a quick check of forms and page speed. Done properly this is a small recurring cost. Skipped, it becomes an emergency.
A custom site has a smaller attack surface and fewer moving parts, but it needs a developer who understands the codebase when something breaks or a framework version reaches end of life. Make sure your contract covers who owns the repository, where it is hosted and what a support hour costs. We hand over code and hosting accounts in the client's name on every project, whichever route you choose.
SEO implications of each
Google does not rank platforms; it ranks pages. Both options can rank well in the UAE and both can rank badly. WordPress gives you mature SEO plugins, easy metadata editing and a blog your team will actually use, which matters more than most technical factors. Its risks are bloat from page builders and plugins, which hurts Core Web Vitals, and duplicate content from careless category and tag pages.
A custom site built with server-side rendering, clean URLs, structured data and a proper sitemap can be exceptionally fast, and mobile speed is a real ranking factor here. The risk is the opposite: if nobody designs the CMS properly, content stops being updated and the site goes stale. For bilingual SEO, both routes need hreflang tags and genuinely written Arabic pages, not machine translation. Our SEO team works on both platforms, so the choice of stack never limits what we can do for your rankings.
If you are still unsure after reading this, the honest answer is usually to start with the cheaper option that meets today's needs and keep the door open to the other. A well-built WordPress site can hand over to a custom app in a year without wasted spend, as long as the domain, content and analytics are set up with that move in mind.
